West Harwich Wishing Well Motel Slated For Foreclosure Sale

HARWICH – A foreclosure auction is scheduled next week for the Wishing Well motel at 212 Route 28 in West Harwich.

The motel is adjacent to the West Harwich Commons commercial complex, which was sold last month.

Sullivan and Sullivan Auctioneers announced that the onsite foreclosure auction will take place on Thursday, June 27 at 3 p.m. The property contains 22 motel/efficiency apartments in five Cape-style structures totaling 4,815 square feet. There is an outdoor swimming pool, and the property is equipped with a fire sprinkler system and smoke alarms. There are 16-plus parking spaces. The property is assessed at $506,300.

The motel was in operation this week.

For many years the property was run by Alyce Kirby and Wallace Cunningham. According to the Barnstable County Registry of Deeds, the property was sold in September 2020 for $300,000 to Hotel Motel Route 28 LLC. West Harwich Holding LLC of York, Maine, bought the motel in April 2023 for $1.7 million.

West Harwich Holding obtained a mortgage in March 2023 from Paradyme Secured Income Fund for $1,275,000. Paradyme Secured Income Fund, a real estate investment company, initiated the foreclosure proceedings because of a breach of the conditions in the mortgage.

To bid at the foreclosure, participants must have a $50,000 deposit by bank treasurer’s check at the date and time of the sale with balance due in 30 days. Other terms will be announced at the auction.

A previously scheduled auction was canceled in April. Responding to a status request on the auction, Betty Quinn of Sullivan and Sullivan wrote in an email that the auction is still scheduled, but “check back as we move closer to the date, keep an eye on the website.”

The same day at noon, the auction company will oversee an auction of a retail building at 410 Main St. in Chatham. The former Mermaids on Main shop is zoned for general business and sits on an 11,190-square-foot lot with on-site parking.
