More Multifamily Housing ProposedI In West Harwich
HARWICH – West Harwich is becoming the hotspot for multifamily development in town.
The planning board will address a multifamily special permit and site plan review special permit application on Nov. 6 for six condominium townhouses on a lot along Smith Street and Cork Lane.
The application was submitted by Senie and Associates, a Brewster firm serving as counsel on behalf of Mento Corporation, which intends to purchase the 64 Smith St. property owned by Anne Brensley. The 133,681-square-foot parcel presently contains a single-family structure, two barns and four sheds.The property has 48,681 square feet of buildable upland.
According to the project narrative, the plan is to build a 12-bedroom multifamily development consisting of six two-bedroom townhouses in one building, one of which would be available for year-round workforce housing.
The project has been met with protest on social media.
“If this special permit is granted, it will set a precedent and could open the floodgates town-wide to detrimental projects of this kind in sensitive environmental areas. We are all in this together,’ Mary Kaye wrote on the Harwich Old Timers page on Facebook.
The multifamily development would be located on the north side of the property, which contains the buildable upland. According to the narrative, it would minimize impact on the neighborhood. The property is located in the Residential Rural Estate Zoning District and the FEMA Flood Zone AE.
The lot has 99.75 feet of frontage on Smith Street and 430 feet along Cork Lane, which would serve as the vehicle entrance to the parking area. The project calls for two parking spaces per unit, with one space inside of a garage and the second in front of the garage. There is a separate four-parking-space guest lot proposed as well.
The barns and sheds would be demolished, while the single-family house that faces Smith Street would be retained.
Other multifamily housing under development in West Harwich includes the former West Harwich Schoolhouse, a former office building being converted to house by the Davenport Companies, and 29 units on a little over two acres at the corner of Route 28 and Depot Street, including the former West Harwich Baptist Church, being developed by John Carey, who also developed the schoolhouse.
