Marceline Salvage Property Is Up For Sale

 HARWICH – The 29-acre former Marceline Salvage Company property at the corner of Pleasant Lake Avenue and Headwaters Drive is on the market. 
 For more than 50 years, the property hosted the salvage company owned and operated by the late James Marceline. The property consists of two adjacent lots, a 16-acre parcel at 310 Pleasant Lake Ave. with an assessed value of $1,107,200, and a 13-acre parcel at 0 Headwaters Dr. with an assessed value of $974,400. The two lots are in the industrial limited zoning district.
The salvage yard was closed by Marceline in 2007 after the state Department of Environmental  Protection came to an agreement on a consent order to correct deficiencies in the operation. He used 12,000 cubic yards of compost to seal the site.
Numerous activities are allowed in the zoning district either by special permit or permitted use. Uses requiring a special permit include retail sales and outside storage, fast-food restaurants, the sale of new and used cars, auto service and repair, nursing homes, agriculture and horticulture uses, institutional uses, filling stations, car washes and manufacturing. 
Religious, education and municipal uses are allowed without a special permit, as are marine uses such as boat storage, fish processing and aquaculture as well as professional and business offices, warehouses and wholesale trade.
Planning and Community Development Director Christine Flynn said this week that she has had no inquiries about the property. Over the past several years previous town planners have said there were inquiries by people who said they are representing unspecified grocery store chains. 
The property going on the market at this time has raised questions about traffic, with two large affordable housing projects proposed for the area that would increase traffic at nearby intersections, including Pleasant Lake Avenue and Queen Anne Road.
Vanasse Associates, traffic consultant for the proposed 242-unit Pine Oaks Village IV project at the west end of Queen Anne Road, has agreed to extend its traffic study area to include the Route 6 interchange, which is directly across Pleasant Lake Avenue from the Marceline properties.
The town’s affordable housing trust is also working on an affordable housing project diagonally across Route 124 from the Marceline property at 456 Queen Anne Rd.
The sale of the property is being handled by Premier Commercial of Centerville. Agent John Ciluzzi, who is marketing the property, did not return calls by deadline.
